We visited this place with a friend for the first time. The place is super close to Mandapeshwar Metro Station. It’s a very small and cosy place.

They also have outside seating. A perfect place to have chai with friends. Although, the name is The Chai Fusion, there are a lot of food options available here. So do not judge the place by its size. All in all it was a good experience.

The cafe’s warm ambiance is inviting, creating the perfect atmosphere for a relaxing break. The friendly staff with an attitude of positive service makes you feel welcome.

With its cozy environment and delightful menu offerings, this cafe is definitely worth visiting.”

Amazed at the service rendered and I do bless all who labour here to provide their hearts best to customers who surely would like to patronise this venue. It’s a great place for good food and to have a sense of peace from the clamour of a day’s work.

The Chai Fusion is amazing cafe to hangout. Had amazing experience. We had amazing masala tea and veg paneer grill sandwich which was super delicious. We ordered & got Hummus made and it was simply amazing. The ambience is good and superb food. A must try.

As we all know for any housewife cooking is the most primary task on the to do list and I’m one of them who loves to cook. I was residing in Saudi Arabia for around 18 years and we shifted to India in 2018, life was totally different as compared to in India.2

Seeing every woman in India I too thought of doing something of my own. In 2020 July during the pandemic, I came across a wonderful platform called “Chef on Wheels” organized by well-known TV celebrities Anuj Sachdeva and Priyanka Pereira.

They were looking for home chefs for regional cuisine across Mumbai. I started my journey with them as a home chef, specializing in Sindhi cuisine and later on providing them with continental cuisine as well.

After a few months, I got an opportunity to participate in an online cooking contest hosted by Vishwa Ahar, where I won a franchise to run their cloud kitchen specializing in Sindhi cuisine.

I worked for Vishwa Ahar for 7 months. After gaining experience and at this point we planned to start up something of our known and we came up with the idea of The Chai Fusion.

The Chai Fusion gives me a sense of accomplishment, an increased self-esteem and independence and of course financial security. So, this is a short story of a housewife who worked as a home chef and now owns a café which serves continental and Sindhi cuisine.

In 2023, we introduced the highly viral Chai Thali, featuring a delightful combination od mini batata vada, bun maska, maggi, aloo bhajiya and masala sandwich, paired with masala chai.

This became a game changer for chai fusion, attracting not just locals from Mumbai but also visitors from Pune and other cities who came specially to experience this unique Chai Thali. (chai thali)

As a Sindhi, how could I not promote our beloved Dal Pakwan? It’s a delightful combination of crispy fried Pakwan served alongside channa dal, garnished with onions and accompanied by spicy mint and tamarind chutney, truly a treat that’s irresistible. (dal pakwan)

Koki s a type of paratha, that has a unique recipe of its own. It looks like a crispy paratha and its packed with a plethora of flavours, koki is usuallycooked in sindhi households for breakfast served with curd or pickle.  (sindhi koki)

Merck, a leading science and technology company, has announced the winners of Merck Young Scientist Award 2023, season-3 to recognise young scientists in India.

Held at Bangalore, the annual awards recognise the work of young scientists who are driving positive change in the lives of millions across India through their cutting-edge research in life sciences. After an extensive selection process, the jury announced the winners at the award ceremony on November 24, 2023.

The third season of the Merck Young Scientist Award Program garnered an overwhelming response with over 1500 registrations from nearly 800 institutes across India, resulting in over 500 high-quality applications.

This year’s award program invited applications from three distinct categories, namely:

o   Biological Sciences

o   Chemical Sciences

o   A special category dedicated to Sustainability Research (green chemistry, renewable/alternate energy, sustainable materials and manufacturing), reflecting the growing significance of environmental consciousness in scientific research

The committee selected 3 winners each from the biological and chemical sciences categories and 1 winner in the sustainability research category. Here are the winners and runners-up:

The 2025 edition of the Africa Eco Race comes to a close with Jacopo Cerutti and Team Aprilia Tuareg Racing playing the leading role in a thrilling competition which was wide open all the way down to the final timed section. This second consecutive title is the cherry on top of an unforgettable edition which ended with the final parade on the banks of the Lac Rose.

The sixteenth edition of the Africa Eco Race covered almost 6,000 km, crossing over the breathtaking landscape of Morocco, Mauritania, and Senegal. It was a gruelling route which put riders and bikes to a difficult test, confirming the Aprilia Tuareg Rally’s level of excellence. The last stage took the participants on a final stage towards the banks of the legendary Lac Rose, thereby marking the triumphal conclusion of this extraordinary 2025 edition.

Jacopo Cerutti tackled the race with the determination and skill of a champion, overcoming incredible challenges: from the complex navigation to the treacherous terrain, from physical difficulties to technical glitches, such as the issues with the rear tyre mousse and the navigation instrument not working. In spite of it all, Cerutti defended his title all the way to the last kilometre, taking five stage victories and another two podiums to confirm his extraordinary feeling with the Aprilia Tuareg Rally.

Francesco Montanari finished the 2025 edition improving consistently, demonstrating exceptional maturity. His first stage victory in the Africa Eco Race, along with a total of three podiums, puts a seal on his outstanding performance, confirming his status as one of the stars of the African rally.

Marco Menichini, making his début with the Tuareg, took victory in the Junior Under 25 class, as well as third place in the multicylinder class, adding one more trophy to Team Aprilia Tuareg Racing’s collection in the Africa Eco Race. His performance, which culminated with sixth place overall, is a result worth remembering.

With this second consecutive title and the results achieved by all the riders, the Aprilia Tuareg Rally confirms its status as the absolute point of reference in big rally raid competitions. The symbolic image of this edition took place when it arrived at the end of the sixth stage on the bare rim due to a problem with the tyre mousse – the demonstration of a practically unstoppable bike. Developed in collaboration with the Guareschi brothers’ GCorse, the Tuareg Rally has made significant progress in fine- tuning compared to last year, further confirmed by the partnership with Metzeler, and

has once again shown its features of versatility, reliability, and high performance in an extreme competition like the Africa Eco Race.

India’s office space leasing is expected to benefit from the recent amendments to the Special Economic Zones Act, 2005 (SEZ Act) notified by the Department of Commerce on December 6, 2023. The amendments permit demarcation of part of the SEZ area into non-SEZ area[1] after repayment of tax benefits availed till date.

Such demarcated area is expected to have better occupancy, in line with the existing non-SEZ spaces. Hence, benefits from better leasing and higher income of demarcated area will outweigh associated costs. SEZ Act was introduced to drive exports by providing tax exemptions for the companies operating in SEZs. While the sunset clause on these benefits kicked in from April 2020, higher compliance requirements continued.

Further, prior to the amendment, operators could de-notify only the land parcel from SEZ to non-SEZ, which required the entire built-up area over the said land parcel to be vacated before applying for de-notification. Consequently, SEZ spaces have witnessed a gradual exit of tenants leading to a decline in occupancy. A CRISIL Ratings analysis of office space operators with over Rs 70,000 crore debt and total grade A leasable area of ~188 million square feet (msf), of which SEZs account for 47-49%, indicates as much. Says Anand Kulkarni, Director, CRISIL Ratings, “The revisions will allow commercial office operators to demarcate non-SEZ areas within SEZs on a floor-wise basis, which in turn will unlock these demarcated spaces to a wider tenant base and will support faster leasing.

Occupancy for SEZs stands at ~81% against a strong ~93% for the non-SEZ spaces as of September 2023. This translates into ~17 msf of vacant SEZ space in our portfolio, which has higher likelihood of getting demarcated.” Says Saina Kathawala, Associate Director, CRISIL Ratings, “Our preliminary assessment indicates that the repayments associated with demarcation would be equivalent to just 3-6 months of rental income generated by a comparable non-SEZ area. Hence, the benefit, in terms of better occupancy and consequent higher rental income, will outweigh the costs.”
